Revaluing your terraced house after improvements

Perhaps you have done a lot of work on your terraced house recently and therefore need a new valuation? It is common to perform a new valuation of a home after renovations or improvements, partly out of a desire to know how much the property could be sold for, or perhaps to facilitate a renegotiation of the terms of your mortgage. If the value of the property has increased, it may be possible for you to negotiate with your bank regarding improved terms and a lower loan-to-value ratio, which means a reduced level of amortisation. Comprehensive or general valuations

In principle there are two different valuation alternatives – general and comprehensive valuations.

  • General valuation – A general valuation is not as thorough or accurate as a comprehensive valuation. It provides an estimated value only and is not usually included in a written property valuation report.
  • Comprehensive valuation – A thorough valuation that is good to have as certification when e.g. negotiating a mortgage with your bank. The assessment is more comprehensive than a general valuation and covers aspects such as the condition and location of your terraced house, in order to arrive at as accurate a valuation as possible.
