The inspection is a major and important part of a real estate transaction, and it is completely natural for both buyer and seller to feel a certain nervousness. Furthermore, when reading an inspection report for the first time, it can be perceived as a lot of text and many remarks all at once.
What is important to know is that many of the points in a report concern minor risks that are common in most houses. In many cases, these involve simple measures that a handy homeowner can take care of themselves, often even before the inspection is carried out.
Examples of such measures can be ensuring there are drip trays under the fridge, freezer, and dishwasher, that the dishwasher hoses are correctly secured, or that window flashing is properly sealed against the facade. Even externally, it often involves simple improvements, such as installing leaf strainers in downspouts, ensuring that water is led away from the house, or that ventilation openings in the facade are protected against pests. In the attic and in the crawl space, it is common for inspection remarks to concern accessibility and workmanship, for example, a lack of sealing around the attic hatch, insufficient insulation of pipes, or vents that need cleaning.
Small details, but they can quickly contribute to a clearer and more readable report.
